inspected – unknown). Note: there is no deck from the
sunroom sliding glass door (and no safety rail). Also, the
floor is not stained – walls were spray painted/primed.

chandelier electrical and empty dead-bolt (hardware

Piping and electrical for a double
vanity in the master bedroom bath. Note: the hardware/door
knobs are missing. Hallway has attic access panel and duct
work.

All windows appear to be insulated, double hung.
The tub in the Master Bedroom is a soaking tub – not a
Jacuzzi tub (no jets)
The tub in the Master bedroom is not installed (unsecured) –
it is only sitting in position.
Basement/Lower Level
Information
Sliding glass doors lead to the back of the exterior of the
home (no patio or slab). All duct and electrical wiring
installed, but not complete.
Full lower level bathroom - tub & shower unit installed
without hardware, rough-in for toilet and piping for sink.
Note: None of the units appears to be
connected. There is no air conditioner unit or pad although
the house was originally designed to have air conditioning.
An Air Conditioning unit is not included. The electrical
box appears to be wired; however, the individual circuits
are not installed. Electric is not currently running into
the home. The Furnace appears to be a Electric Heat Pump.
Information related to the Garage and Exterior Grounds:




Well Cap is installed (casing believed
to be installed). Septic Drain Field (as per Plat) is
staked out in back yard
Prospective Buyers should contact the Frederick County
Health Dept for information regarding the status of the well
and septic systems at this location. They should also have
information related to the well yield. The Frederick County
Health Dept should also be able to advise and/or direct
prospective buyers as to information whether a pump has been
installed, required.
Contact the Frederick County Permit
department for information what permits have been issued and
their status. Also, they should be able to provide
additional information on what, if any, inspections have
been completed on/of this property.
The auction company does not have this
information and will not provide it on or before the
auction. As such, it is recommended that all prospective
bidders or their agents should make the necessary phone
calls and/or conduct the necessary back research to locate
this or other information prior to the start of the auction.
