View The Property
Most of the properties that we offer for sale are available for public inspection at a pre-determined date and time. Some properties will be available for public viewing with no appointment required while others will require that you make an appointment. If an appointment is required, this will be announced on the sign, brochures, newspaper ads and web site.
Request A Property Information Package
If you have some interest in bidding on a property, make sure that you receive a Property Information Package, which includes surveys and other drawings, financial information, detailed contracts, seller disclosure statements, and terms and conditions.
Deposit
A deposit in the form of a certified check made out to yourself, is required to bid on real estate. If you are the successful bidder, the deposit will be held in an escrow account until settlement. Properties typically close in thirty days, although settlement can take considerably longer in the case of a foreclosure.
Do Your Due Diligence
We will provide you with all of the information that we have concerning real property offered at our auctions. You may contact us with questions that you might have, however it is important for you to learn as much about the properties as possible by performing your own research. All properties are offered “AS IS”, without warranty or guaranty. When American Auctions & Appraisals, Inc. sells a property, it is for cash, with no conditions or contingencies. This means that you will not be permitted to bid on a conditional basis.
Arrange Financing
You must know prior to bidding that you are pre-approved for a mortgage from a bank or other financing source, or that you have the cash to go to closing. If you require financing assistance, speak with an American Auctions & Appraisals, Inc. representative and we will do our best to assist you.
